LAND PROFILE

Homestead Properties & Northern Arizona Ranches

A closer look at the unique topography, road infrastructure, water resources, and ownership details across our featured regions.

Historic Northern Arizona Ranches

There are a half dozen Ranches that were split up back in the late 90's. Sierra Verde Ranch, Westwood Ranch, and Juniperwood Ranch are most popular. Mostly I focus on Westwood Ranch, being my favorite one, but will gladly work a couple others depending on your personal off-grid needs.

Westwood Ranch is just one of many, positioned perfectly between Ash Fork and Seligman, about 9 miles off Historic Route 66. Encompassing 130,000 acres, it features two distinctive mountains—Mount Floyd and Round Mountain—creating a rich multitude of terrain changes.

Ranch Infrastructure & Parameters

maintained roads

Maintained Roads: Over 100 miles of maintained roads run across the ranches. About half the property owners are part of the Road Association paying $285.00/yr. If a parcel sits outside the maintenance boundaries, you can join the Co-Op for $225.00/yr.

state trust land

State Trust Boarding: State Trust Land is checkerboarded through about 2/3rds of the Ranch. We frequently source 40-acre parcels that back directly to these open sections, providing immense free-roaming capabilities.

land diversity

Diverse Topography: The terrain is exceptionally varied, ranging from high-desert plateaus and open meadows to dense pinyon-juniper forests, deep canyons, and elevated ridges with panoramic views of Mount Floyd.

Off-Grid Utilities & Logistics

power setup

Modern Power Setup: Modern technological advances make development highly functional. Property owners utilize custom-configured solar, wind, propane, and automated backup generators.

water resources

Water Resources: Landowners haul water for one penny per gallon from Ash Fork or Seligman. While drilling is allowed, the water table is deep; lower elevation ranches have community wells but carry additional POA fees.

carrying costs

Low Carrying Costs: Keeping land long-term is highly affordable, with property taxes averaging just $300.00 a year for a full 40-acre parcel.

Water Rights, Wildlife & Sale Terms

The original rancher held surface water rights and constructed 30 stock tanks across the territory. The presence of these active water nodes is a massive advantage, ensuring an abundance of local wild game and roaming wildlife throughout the area.

We typically maintain around 20 parcels in our inventory. Select parcels can be acquired via flexible owner financing structures with 50% down and no qualification checks. Cash purchases are always eligible for discounted asset pricing.
